Some Properties in Islamabad: Input Needed!

Hello,
Some months ago wife and I went to Pakistan and we really fell in love in Islamabad. And I am thinking about buying some investment and/or an eventual retirement home there. Here is a search at Zameen.com:

I was told that ISB is very expensive--too expensive--but then I look at something like this:

and at $40,000 doesn't seem to bad?

What's the catch here? Any recommendations for area and ROI value?

For 40K that's not bad -- I've thought about a property in Pakistan as well mostly Lahore.

But I would recommend looking more into the Defense Housing areas.

its bad 40000 are not enough sir in CDA sectors . do not fall in trap of societies i can help you in this regards sir .

do you know what is DHA velly ? lolllz its fake scam of dha and bahria and its 50000 mutasreeen waiting since ages to get plots or money .

disputed land of dam in project
almost all sectors not developed even after 15 years
it is first and last joint project of bahria / DHA and now both did nto take responsibility of it.
cases are in courts
those whom buy files 15 years ago want to sale that piece of paper and get rid of it .
its pure gambling .

Sadly this has happened to often --

My family has a real estate broker in Lahore/Faisalabad who we rely on and he's reliable in acquiring properties and at times purchased property in non defense areas also due to lack of work being completed.

i have no idea about other cities sir but i have full info of bahawal pur and pindi/isl area

overseas paksitanis are real buyers and they always suffer . i have seen motorway city / mumtaaz city /green city /qurtaba city they all claiming near airport 5 minutes from airport bla bla bla . in fact they are middle of our farm lands and land price here is 4 lakh per kanal . roads are poor and area is like village . they make these societies since 10-15 years and looting overseas paksitanis like this . they are effectively marketing on TV internet and no one is here to stop them .no one can live in this area we have big farms but we only live a night and go back . its jungle of fateh jhang near tanaza dam and airport .

Try bahria town... And stay away from cheap scams
 
I’d be interested in buying a flat in Isb / murree/ Nathiangali- any advice guys?
 
There are scams so be aware. If u want to buy a house/land in islamabad then u should get the proper islamabad sectors managed by CDA. Those can be very expensive. One other place that i like currently is under development and can be paid in installments and is cheap is islamabad capital smart city project. They jave chinese investments as well and have 2 motorway connections. Its also near to new islamabad airport. They also have a proper computarized system with biometeic and all for owners. Have a big office in G10 i guess.
 
Buying land/property in Pakistan is tricky. In the UK you have to employ a lawyer who does full land registry checks, checks for disputes, limitations on the land, even have you do a structural survey of the property. They contracts are signed by lawyers and money transferred through them. IDK if this is required in Pakistan or not.
 
Wow! I didn't know that properties which are already finished, and ready to occupy can be risky investments in Pakistan. Scary!

I was in the Bahria Town Karachi barely a few weeks ago and was very impressed with the giant city being built there. Truly first class atmosphere. We decided to stop by a realtor office onsite. He took us to a tour of a 200+ sq yds house (not a flat). While that was occupied, he said there is one ready-to-move in condition in a nearby zone and with clear legal entitlements for Rs. 13 million. There would be Rs. 2400/month fee to BTK for outside maintenance and included 'meetha paani' (fresh water). Electricity would be Rs. 26/unit. I don't know if all those numbers are good or bad. Anyway, I am not ready to invest that kind of money. Maybe $54-60k for a small house in Islamabad toward the end of 2020.
