Affordable its not but there is so much black money that people don't care. That's the fact. Construction quality is very poor but for show (which is what most people are interested in) its good.
However on the positive its clean and well run with some element of security.

Bro I am a structural engineer. Masters from Cranfrield in aircraft design. Brother had a construction company in the UK. Very hands on ad I designed and refurbished my own house. For pakistan standards the construction is good from the outside. When you live there as I do then you realise where the problems are. Still with respect to pakistan its goodI disagree, my cusin lives in Behria Lahore and sister lives in Behria Rawalpindi. I was surprised with the quality of construction since I myself am a handyman and know quite a lot about shitty constructions.
depends on what has been bought ---- if one buys a house that has already been built by the contractor then do expect some poor quality standards, because that house has been built from the investor's point of view -- mint money ---Bro I am a structural engineer. Okay thhis is something I am confused about. Prices are determined by supply/demand. The amount of land available in UK is less then in Pakistan and in other countries like Japan is even less. Ditto for many overcrowded European countries. However land prices in Pakistan is or my feeling is are way too high. It's not like Pakistan is filthy rich like Kuwait and the aggregate dollar demand pushes even price of sandy plot out of the roof. So what gives?Land grab prime land near major cities, build unsustainable houses which are more fit for villages then cities. Soon there is no land left and Pakistani cities start to look like Indian slums. brillant

I suspect that there is like in many sectors of Pakistan economy a land mafia. It involves officials, real estate agents, developers, speculators etc. What they do is restrict supply of land leading to demand outstripping supply which of course ends up pushing prices of plots out of the roof. In other words the mafia creates a monopoly of supply and then when prices go out of the roof shares restricted number of plots to the well connected or as patronage who of course make fortune.
If govenment tomorrow made compulsory purchase or placed public land outside the twin cities - say a block of 2 square miles. Then planned, built grid network of roads, provided utilites, then made 10,000s of plots available on sale to ordinary public via CNIC [maybe sold on 10% deposit with 20 year repayment] I suspect prices would come crashing down. And to prevent 'hoarding' or speculative purchases government anounced more such schemes in the pipeline I think speculators would be scared off with knowledge that regular supply of large number of plots will be on the market. The property bubble would burst.
