New Gwadar Airport - Future PAF usage...

I don't think this airport will be used by PAF, too hard to maintain opsec with civilians coming and going all the time and having to stop commercial/civilian flights for the military to hold their drills would hurt commercial value. Better to have a military-only airbase in the vicinity instead.
PAF Air Base, Peshawar is being also has big International Airport, common runway since ages. Multan Airport is shared by Army aviation Base. Previously Ex. Islamabad Airport ( PAF Transport Hub ).

Massive airport, middle of nowhere, huge resource requirement.

Why?

Ask RAW, they will tell you why this area is on their priority list!!

By 2035, you'd start to see a Dubai like city taking shape here. Massive port city with operations from Baluchistan to China to Central Asia and billions of dollars in revenue.

Gwadar International Airport: The construction of the main terminal, 4600 tons of steel structure is completed.
The construction of the metal welded roof, and interior, and the installation of electromechanical equipment are underway.

I'd personally like to see the PAF use this airbase on shared basis like it happens in the West. But then I also know the geostrategic importance of this area so the PAF would end up making a separate airport near the port. A J-10C squadron would be stationed here and that could also provide a backup to the PAF's ops from Karachi.

Pretty sure no one’s really worried about a “Dubai in Gwadar”. But to humour you anyway, even if that were the case, this is an ‘*** first’ way of climbing a mountain. Build up the infrastructure, encourage businesses to set up and give a reason for the masses to pick everything up and settle all the way out there. Then build an airport that fits the needs of the people. In summary, build smaller airports and then work your way up.

This project looks like another white elephant and yet another debt trap. You’re not building it with your money and it’s never going to be profitable for a veeeeerrryy long time. Repayment will be due before the generations it might take for this place to make any real money. This is not me being facetious — it’s just math.

building massive infrastructure is needed for future growth. Pakistan needs a new Karachi but just better for future. build now, it is cheap, make more money in the future. We are not building dubai 2.0 ... we are building Gwadar NG ..... just keep it simple .... progress is slow to meet the near future demands

Money is a fully business, you can sell one dollar 100 times and still be one dollar. not all projects need to have hard cash in hand. yes we are starved of dollars, but then who is telling you that these projects are done in dollar ... Net present value versus future value. always NPV is cheaper in real term.

New Gwadar International Airport (NGIA) is being built. Occupying 4,300 acres (17 km²) of land, it is located in Gurandani.

26 km north-east of the existing airport in Gwadar City on the south-western Arabian Sea coast of Balochistan region. NGIA is expected to cost $246 million. It is fully funded by China as a grant.
PM Imran Khan had laid down the foundation stone for NGIA on 29 March 2019.

This greenfield airport will include a modern terminal building alongside a cargo terminal with refrigeration facilities for perishable items with an initial handling capacity of 30000tonnes a year NGIA will have the capacity to accommodate aircraft wide body aircraft including, Airbus A380 & Boeing 747-400 and including narrow body aircraft such as ATR-72 & Boeing 737-900.

The CAA Pakistan had awarded the design to build contract of the new airport to the China Communications Construction Company (CCC), which is expected to be completed in late 2022.

Gwadar has so much potential it’s crazy. Now if only the Pakistani govt can get it’s actually together, that’s the big question. Because they are failing big time.

They should make deal with Baloch just like Indonesian central government did with free Aceh movement. Baloch main demand is not separation, but more revenue taken by them from their own resources. This should be easier to reach peace.

Every country must have a dual use airport near the border of their neighbor.

Bangladesh has CXB, Cox's bazaar. Which is close to the Arakan border.

Sure, ideally it would be true, but you have to factor in our broken domestic politics and the unique opportunities being geo-strategically relevant can be to attracting FDI.

Ideally, we should be incentivizing farmers to reinvest their earnings into modernizing agriculture, to generate profits, which can be taxed to fund social services and human capital development, but that’s not the development model the powers that be have chosen.

So if we are to make the path we have chosen work, we have to flush out what will attract investors and make these projects at least sustainable. Flights will be coming from China, the Gulf, or Africa, so an international airport that can handle these aircrafts is necessary.
