New Delhi, January 21: : Hindustan Construction Company on Monday said it is expecting a total revenue of Rs 1,47,000 crore over the next 10-15 years from the ‘Lavasa’ hill station project being developed near Pune in Maharashtra.

“The total revenue expected from the Lavasa project is Rs 1,47,000 crore,” HCC Chairman and Managing Director Ajit Gulabchand said, adding the first phase would start in 2009-10 and all the four phases are expected to be completed by 2020.

Gulabchand, who is also the chairman of Lavasa Corporation Ltd which is developing the hill station, said: “We have already invested Rs 1,000 crore to provide initial infrastructure at Lavasa project.” The ‘Lavasa’ hill station project is being developed by HCC along with L M Thapar Group and Venkateshwara Hatcheries.

HCC holds 65 per cent stake in Lavasa Corp, while Thapar Group has 15 per cent share and Venkateshwara Hatcheries 12.5 per cent. The remaining stake is held by two other local entities.

Gulabchand said the investment would be about Rs 3,000-4,000 crore in the first phase, after which the project would be self-sustaining. He declined to comment on the total investment expected to be pumped in entire project that will be spread over an area of more than 12,500 acres of land.

The total project cost would be Rs 40,000 crore, Lavasa Corporation President Rajgopal Nogja said, adding funds would be sourced through various options such as equity from all the promoters, debt, private equity and joint ventures.

Over 200 million sq ft area would be developed in the Lavasa project comprising housing, villas, hotels, hospitals and various other facilities. Besides Lavasa, HCC is developing three townships in Mumbai, Nashik and Pune and an IT park in Mumbai covering two million sq ft area.


Thats like 326.6 Billion Dollars in revenue at 45 Rs per Dollar.

did you went there? weather? I would say pune and surrounding are some of the most beautiful places in the world but rainy.

Runining Such beautiful green mountain hills with such ugly looking concrete jungles makes no sense. Anyways choice is yours.

You can contact them directly. They have run into some trouble because well - some politicians are obviously involved. They have the legal right to draw water for the town from a lake which supplies to Pune - but now even the legality is being questioned.

They are building it for all economic groups and not just the super rich as is the case with Amby Valley. The whole idea behind Lavasa is to create a hill station like how the Brits created hill stations like Shimla - people from all walks of life.

It is not too far from either Bombay or Pune. Hope this helps.

Amby valley is amazing, though I agree it is costly.

But the ride alone to the top of the hill, going through zig zag roads, forest and dense fog is worth it. It is extremely beautiful up there and the ride is so much fun.

The weather is pleasant all year round at Amby Valley, but the rain would be heavy too. But that is what Lonavla is famous for, the rain and bushy dam and the waterfalls. :smitten:

Amby Valley is also predominantly empty. You need people from all social strata to build a town/city from scratch. Amby Valley is nice to the point of being surreal.

Lavasa, MGM ink pact for Hollywood theme park

MUMBAI: Hindustan Construction Company’s (HCC) subsidiary Lavasa has signed a franchisee agreement with US-based entertainment major MGM Studios to set up India’s first Hollywood theme park, spread over 75 acres at its upcoming hill station city Lavasa near Pune. The initial investment in the project could be Rs 450 crore, sources familiar with the development said.

“The investment of Rs 450 crore will made through an SPV to be formed by Lavasa Corp and will be spread over three-four years, by when the park will be operational. The initial license pact has been signed based on forecast of 2 million visitors every year once its fully operational,” the source told ET. Lavasa Corp officials declined to comment on the issue.

Lavasa is likely to invest more through the SPV, depending on the business prospects of the proposed theme park, he said. It not known yet, if MGM Studios will acquire any stake in the special purpose vehicle being planned for the project. This will be the second theme park to be developed in the hill city, as Lavasa Corp has already tied up with Belgium-based Spaceworld International to set up Asia’s first space edutainment theme park spread over 65 acres.

Spaceworld theme park is already under construction and will be ready in 2012, while MGM’s Hollywood theme park is likely be operational by 2014, as it will take at least one year to commence construction, the source said. Overall, the master plan of Lavasa, a planned hill city, envisages development of 25,000 acres spread over five towns and 200 million sq ft of commercial, institutional, and residential space.

Lavasa’s first town centre, called Dasve, will be fully operational by December 2011, while work on the second town centre of Mugaon has started and the company has advanced its plans for the next phase.

Currently, HCC holds 64.99% in Lavasa Corp that has filed papers for mopping up to Rs 2,000 crore through an initial public offer.

Other major investors in Lavasa includes Gautam Thapar’s Avantha Group with 16.25%, Venkateshwara Hatcheries with 12.79%, and individual investor Vinay Maniar with a 5.95% stake.
