Naya Housing Scheme

It will generate a great economic activity but increasing inflation & prices
Well noted. Government in tandem with private sector will have to remove bottlenecks to avoid runaway inflation if the project went big time.

. how would those people afford?
I believe right now they are working on creating environment for loans. In Europe as noted by PM IK 80% of housing is bought on loans [over 20 years], in India 10% in Pakistan less then 1%. Banks are going to be incentivized to lend money.

I would rather focus on strengthening the economy first. Housing problem is an issue but it is not the most urgent one...right now people need to be able to get jobs and respectable living... I'm 50-50 on it..

I am expecting something better from Senior Member.

You probably have no idea about ground realities of Pakistan.
What a subsidies house will do?? will it solve unemployment problem????? Are you or your PTIan going to subsides their expenses too.
If you have nothing to eat will you arrange money for foods or car. these are all luxurious project.
Even these govt. job highly paid for nothing not to forget they all also over staffed & each person creating problem.

Dams are our 1st, 2nd and 3rd priority.

With job in hand you can pay daily expenses and house rent without money what will you do with your house?

And yes we have our own house now. But my views was same even before that.

You live abroad. you have no idea of importance of Water & Electricity.

Incredible. What will housing do? For a start it will move people out of slums into safe, decent homes for them to shelter in. Secondly AFFORDABLE housing (not subsidised) will encourage people to work towards something. Those people who currently lie hand to mouth paying rent, will instead pay a mortgage and in 20 years time have a home of their own which they can pass onto their children in the future. It's the simplest way of generating wealth at the lowest rung of society.

Also being able to actually afford a house will encourage people to try. If you know your whole life you can only afford to live paycheck to paycheck, then you won't aspire to anything better. If you can afford property of your own (through bank loans), then you'll try to secure the basic capital required to secure a loan.

.
My point was. Those who have cancer appreciate cancer hospitals. Those who have no roof appreciate houses etc
We suffer because of this mentality. Why this housing is different from Metro. My problem is priority.
Housing industry is one of the most labour intensive sector of the economy. It will employ millions and spur local downstream industries like cement, bricks etc The labour is not going to come from Mars. And almost all inputs in cheap housing will be from within Pakistan.
You are talking about temporary jobs i have seen with my own eyes the harsh ground realities which most of key board worries have no knowledge off? For cement and construction you already have massive potential and need of mutiples mega and medium size dams. Leave Housing to private sector at the moment.

I want a simple answer from you? Will you support industry which create thousand of jobs or will you sacrifice thousand of jobs 10 houses?

The fact is ground reality is far worst then what i asked. I have seen it with my own eyes so called textile sector situation. Unit closed. Bank loan and worst of all hundreds of families lost their earning just by closing of single unit & how many units are closed or working occasionally you genuinely have no idea.
Pakistan is among top chicken broiler producer but do you know how that industry run???? 24/7 uninterrupted power supply using multiple generators because you can't relay on Govt. specially when you are near small village.
And what will happen in case of power failure??? 10~100 Millions in loss from single production Site. that is why chicken exported from Far Far away to middle east is cheaper then our.

There is no limit to what government can focus on. The PM and the politicians are simply figureheads for projects - the work is done by an army of people.

Bro you are anther person living abroad have no idea about important of electricity and drinking water.

Which is? And whatever it is, how does it get sacrificed by housing?

You know you guys annoy us bad. We have family in tiny villages. We visit them. Nowdays we chat with them everyday through Whatsapp and facebook. It's not like we have no idea. We even help them out with money sometimes. The way you talk we live on Mars. And don't forget ex-pat Paks contribute the single biggest source of money to the country.

They are not free.. Land might be free by govt but Apartments cost to be funded by allotees themselves (through installments)

I think the idea is a revolvling fund. Build, sell, get money, build again, sell, build again etc. Use mass production methods by prefabing buildings. It would speed up construction by using Chinese technology which already has been tried/tested in building entire cities in China. This would also boost local industries and employment.

This is indeed a flagship project of PTI and if even they succeed by 50% it would be a great achievement. Fact is builders like Bahria only focus on the wealthy. The largest % of the ordinary people have been left out of what is a human right. Public housing projects are mark of every developed society. They all engaged in mass housing from UK, USA, France, South Korea, China etc.

Works only for the well off. Public housing is needed for the bottom 30%. That is why you have huge slums in India. No private investor or builder is interested in catering to that demographic and you see the results. In Pakistan huge companies like Bahria are building entire cities but only for well off.
Problem is cost....Most of the poor population won't be able to afford it...If private contractors to build and sell it they will have there own profit margin...Middle class purchasing power already reduced a lot...I am not sure how financing will work out. With fiscal restriction as IMF program usually imposed government can't subsidized it to the major extent. Interest rate is in double digit already...repayment ...amount of flat ...Lets see how it works...If 80 to 20 is debt/equity financing. Then banks @commercial rate will charge market rate interest...Or may be SBP/government offer subsided loan? but how much or to what extent...

Everything. Our industry strength is low cost not high end. Expensive electricity has destroyed our industry.
Not to forget food crisis because we don't have water storage.

You don't need to tell that my father spend his good 16~17 years in KSA because WAPDA salaries was nothing till 1999 unless you are earning Haram. Now a day even if you can't write a simple letter you get 50k+ and that story is 6 year old not to forget overstaffed.
Thats the problem as you have mentioned small village facebook/whatsapp.

I have seen industries. i know some cases and have good idea in general. Most of factories in Lahore are textile, Faisalabad is almost all textile.
I have share a very good case of poultry which you intentionally ignore. How many sites one big group has minimum dozen. even in 2019 you can't trust govt. for electricity.
The reason Bangladesh replaced us in textile because our electricity is expensive.

But i don't expect you to understand. Your leader daily quote how Good Dictatorship was and how bad was democracy <Economy during Ayub/Bhutto>.
And Sharif Metro/Ashiyana is wrong and our leader same projects are right.

Our future is hopeless when senior member like you don't understand that not constructing dams is worst then facing a nuclear attack.

As a senior member if you keep trolling then i have no reason to ignore your post.

You know your post is disjointed and hard to understand. Are you saying electricity is the problem? Well if it is can you ask PML, PPP who have been ruling along with Musharaf for last 30 years why they did not sort it out?

As a senior member if you keep trolling then i have no reason to ignore your post.
Okay, don't bother. There is nothing worse then imbeciles on keyboards ranting away. Your not worth my time or intelligence. Bye.

Why do you think the country can only have electricity or water or housing? What's so difficult to understand that government can do multiple things at the same time.

There is no resource clash, the housing projects can be financed by private investors.
