LDA approves construction of 4,000 apartments (Naya Pakistan Housing Project)

I will never recommend buying an apartment especially touted as lower cost.
Same thing in India, after 5_7 years the cement starts peeling off and there's no body to approach as the seller sold all the apartments and moved to 2nd project .
I would rather buy expensive ones after seeing the old apartments condition built by the builder.
Wtf.
25 lakh main na aik room. Bhi lahore main nhn milta.
Besides paint etc peal and other items paint, fans, cabinets , switch boards etc can be replaced later according to your taste and affordability, if structure is good.
 
So this private business who is building in Lahore should instead build in a non Punjabi city? Why? Why don't Other businesses build there? Maybe they don't want to pay 10%?
or maybe punjabi govt dont encourage others to build in other cities! or maybe wardi boys trying to get thaika in sindh just like every other thaika in sindh os awarded to wardi worker organization by zardari as protection money?

Government's approval for these high energy use homes is in direct conflict with her own policy mandate of reducing carbon footprint from the environment.

Also it goes against the concept of building parallel cities to counter overpopulation.

Classic case of nepotism and corruption again from GoP.

its not the poeple of other provinces its the masters that are responsible for letting bastards rule just because they award thaikas and allow them to grab land for dhas and factories and give them tax relief!!

LDA to Launch Affordable Apartments Project in Lahore

Lahore Development Authority (LDA) is set to launch an affordable apartment project in the city.


In the first phase of the project, LDA will construct over 4,000 apartments in Halloki area in Lahore. A total of 35,000 apartments will be built in the next three years in different areas of the city.

According to details, the apartments will be of five different sizes; 650, 800, 1,100, 1,500, and 2,200 square yards.
The first 4,000 apartments will be built on 650 square yards and each is expected to cost around Rs. 2.7 million.
The 650 square yards apartment will feature 2 bedrooms, 1 attached and 1 separate bathroom, a lounge, a kitchen, and a balcony.

The interior details and estimated prices of the 800, 1,100, 1,500, and 2,200 square yards apartments will be disclosed in a few weeks.

Vice Chairman, SM Imran, has said that LDA has also signed an agreement with the Bank of Punjab (BoP) for the project.
Under the agreement, LDA will issue allotment letters while BoP will provide loans for the apartments.
He added that apartments will be provided gas and electricity connections and will be linked with roads, parks, and sewerage system.

First 4000 out of 35000 apartments in Lahore.
Unit cost is 25 lac per unit which is extremely affordable.
Only 10% down payment and rest of financing at long term attractive rates by banks under scheme.
I think this is affordable overall for lower middle class. Overall the financial model is excellent imo.

I do not know about Lahore but this is a steal if in Karachi.

LAHORE: The governing body of Lahore Development Authority (LDA) on Thursday approved the construction of 4,000 residential units at a cost of about Rs10 billion in the first phase of LDA City Naya Pakistan Apartments project.
“All citizens who will be provided mortgage financing facility by Naya Pakistan Housing Authority and commercial banks will now be eligible to purchase these apartments,” a statement issued by the authority read.
The 7th meeting of the LDA governing body was presided over by Vice Chairman SM Imran. The meeting was informed that LDA has planned to construct these apartments on 563 kanals of land in Mouza Halloki within a year’s time. As many as 125 blocks of ground-plus-three-storey apartments, each comprising 32 residential units, will be built in the first phase.
Mosques and other amenities will also be provided in the area.
The meeting decided to construct infrastructure including roads, water supply and sewerage system, sidewalks, water treatment plots and other networks on 8,500 kanals of land reserved for constructing 35,000 apartments and approved PC-1 amounting to Rs20 billion for this purpose.
It also approved the financial model proposed by Aslam Malik & Company, the financial consultant appointed for the LDA City New Pakistan Apartments Project, for making the construction of these apartments viable.
The meeting was informed about the details of the mortgage financing facility by the Pakistan Housing Authority as well as banks for prospective buyers interested in purchasing these apartments. The purchasers will have to deposit only 10pc of the cost as down payment while the remaining 80pc would be transferred by the banks to the ESCRO account of the project.

Fantastic news. It's things like this that will change the face of Pakistan. This indeed will usher a new era.

No banks only give money, once the user sign the deed to own the apartment , the seller is free he will pay all the dues by selling apartments. Banks only want their money back with interest. They won't give a Damm about after sales service.
Exact same thing in India.
Your missing the point. This is social housing for the lower tier of society who would never get a chance to buy a property. This is equivalent of what they call "council housing" in UK and "the projects" in USA. That is public housing for the lower income groups.

There are plenty of private developers in Pakistan for those with the money. This is for those who don't have the money. This project is what would called welfare housing.

Once this projects takes off it will be receated all over Pakistan where there is shortage of housing for low income families. My understanding is that this initiative was held back for two years because Pakistan did not have bank forelosure laws which effectively put banks off from lending money on housing. This was fixed recently and now Naya Pakistan Housing can begin rolling across the country.

Most of us don't these type of housing but think of the poor. This will bring a sea change in the country if this model succeeds so we should wish this project the best. In developed world all cities have large areas of public housing. That is why they don't have slums like in South Asia.

If this Naya Pakistan Housing works I am sure it will change the look of most Pakistani cities.
 
Whoever buys these now will have a massive appreciation in value in 10-15 years and more beyond.

London council flats are worth hundreds of thousands of pounds each these days! These were originally built for poor communities back in the days.
