Article 370 does not forbid Pandits to relocate themselves Kid... So what if we can't buy land there, ya its a disputed territory until it's solved (which is not going to be ) let the place be in our Military control. The Fact that Pakistani forces had to sneak into Kargil to gain a strategic advantage speaks for itself.
Another fact is if you have mountains, then we have mountains facing them too i.e you will need similar force levels to capture those peaks and come into plains. or valley.

Pakistani side of J&K is the HIGHER GROUND where Indian Conventional Military efforts cant get any results and if Pakistani Army Supports its Military with Artillery and their Rocket Launchers then it can give more devastation to India within Their part of LOC another factor is that Higher Grounds provide Military Advantage of 1:3 in favor of force which is located on height and it also provide Natural Surveillance capability for Army to locate enemy movement exist in Plains. While Indian side is lower Plain Lands of Kashmir valley it is Ideal for Conventional War but its still inefficient in Targeting an enemy on Heights because Enemy can Change their position and can hid their strategic assets away from the enemy fire much easier. Ladakh region of Indian LOC is higher ground for India but most of the top peaks in that region are located in Pakistani side of LOC and the way NLI was able to Sneak into Kargil without any resistance or even aclue of their incursion was only possible because Pakistan Military was aware of Indian Movement in that area. Not just that but Militant Outfits were also able to sneak inside Indian LOC in the past with ease also Proves Pakistan Military's Strategic Advantage on LOC.

Unless you decide to come from Jammu-Akhnur axis, which is the only terrain viable for tanks. But here is another fact on the other side Jammu lies, plains of Punjab(Sialkot) on your side, Indian armor can similarly enter into Punjab through J&K and cut off your entire lines of communication to entire Po,K area.

Indian part of Kashmir offers advantage of Conventional war towards Pakistan but much of Pakistan Military Infrastructure is also located in North Punjab (Potohar) region so Pakistan can Deploy its Military in Sialkot(Which is also located in Potohar region) quickly in order to repel any Indian Aggression in that Area If we combine another Pakistan Military deployment from Gilgit Baltistan towards Ladakh just like Kargil at the same time then Pakistan pose an effective threat to retaliate India on multiple fronts and in this situation India wont be able to defend its Northern sectors of LOC with Same Firepower as they were able to do in the past and also going to face Tough Resistance on Southern Sectors of LOC due to Quick deployment of Pakistan Military Assets.

IoK is practically mini-Pakistan ethnically, linguistically, culturarly etc all thanks to article 370.

Leh is not Buddhist "Dominated" because Buddhist just have very Marginal Majority (49-50%) while remaining are Shia Muslims(Same as Gilgit Baltistan in Pakistani side of LOC) and Jammu has 25% Muslim population as well so even if we consider IOK Demographics then Non Muslims cant make more then 20% because Ladakh has very Low population Density and Jammu's population Density is also slightly lower then Kashmir Valley's Population Density in IOK.
