As you are indian so your mind is a bit limited to think of opportunities. let me en light you about businesses even if china is not willing to share anything with Pakistan, which is not the case here though .

• Every truck will buy petrol/ diesel from Pakistan and tax on each liter will be in govt pocket
• A port means one hell of a shipping business , containers , mechinery
• Truck parts business
• A new import export port

Well Take and example of Dubai, it just has a port and where it is standing right now ? i hope its a bit clear in your indian mind.

You are right the road does look very narrow. But the real deal would be the railroads that will be how the majority of the goods will be transported.

It is a sequential process. Roads are built, choke points are improved, as traffic increases in some sections expressway are built ( as is being done ) and in time motorways/railways will be built.
