I think people make western looking homes in northern areas and Murree but the things I want may some issues of availability but overall the new homes in Pakistan are pretty modern but I would like to made from locally available wood but then layered with certain protections and flame-retardent materials and properly designed heating and ventilation systems.Yes I remember you had an archer as your DP here for long time.

Is the policy in Pakistan to have a house-minder/care-taker from the vicinity when you are not there? It would certainly increase the options of things you could make that need to be monitored/maintained during the year.
I also noticed the design you have is very western looking. Is that common in Pakistan summer houses or would it add to the expense compared to more desi style that local builders could make in standard cookie cutter fashion?
This was the issue I ran into when I designed a retirement house for my folks back in India....it was just a lot easier/cheaper to select a standard cookie-cutter design that building companies operating in the area are already familiar with and have experience with etc....so my design as awesome as it was (and I have kept it for my own future use at some point hehe) was sorta vetoed in the end.

I don't about the policy but I have family in Pakistan so they can take care of it..I remember that my grandpa had a summer-villa in Cecil Murree where we used to spend our summer vacation in my childhood.. and we had a two people crew who stayed there and my grandpa sometimes rented it to other people at time when it was vacant.

Yeah two baths because it is a summer house so people are not in hurry to wake up and prepare to go to their business so two baths can be sufficient even if there are a lot of people. But another bath can be built in the basement

Foreigners working and living in Pakistan can buy or rent properties; however, the Government requires them to complete certain legal formalities with the board of investment and the Trade Development Authority of Pakistan. Foreigners intending to rent to buy property also have to submit the following documents to the Home Department.
1) A letter of employment from the company in which they are working at(e.g embassy/consulate/multinational) that mentions the nature of their residency, as well as the period of intended stay, along with the company's physical address in Pakistan.
2) A complete copy of foreigner's passport with a valid visa and six recent photographs.
Additionally, the following are also required by the Home Department.
3) The landlord/ property owner and the real estate agent are both required to submit a copy of their CNIC for record keeping.
4) The landlord/property owner is required to provide proof of ownership(e.g, certified copy of registered lease document of the property, a map, drawing and approval site plan) that has been attested by a Notary public.
According to the current law , the property can only be occupied by the person, whose name is on the contract. If the occupant of the property changes, a new contract or deed should be drawn up, and the name of the new contract should be communicated to the respected Home Department within a day.
In case of violation of the procedures, the following actions can be taken by the Government:
1) Thorough scrutiny of the premises by the police.
2) Cancellation of visa and prosecution before the deportation of the foreigner.
3) The building's owner will not allow to rent or sell the property for next five years.
4) Investigation and prosecution of the real estate agency owner as well as the estate agent under the prevailing law.
I dont know bro.. apart from israelis,armenians or indians... anybody can buy property.. even if hes not living or workin in Pak.But I don't work or live in Pakistan. Does this mean that I'm not entitled to buy land in Pakistan? And what about the nationality? For instance, Indians and Afghanis need to obtain a special permission from the Ministry of Interior before they can purchase land/property/real estate in Turkey but citizens of the Islamic Republic of Pakistan can buy property or land in Turkey without a special permission as long as they can afford the price. I thought there is something like a reciprocity agreement between Turkey and Pakistan?
