RE is good if the land has good property rights. In India your entire property might get encroached.if you have capital you will never loss ever in RE .

One reason why I went abroad. In India, it is a sad reality that any business that is not completely online or software oriented has to deal with crime one way or the other. it was an issue here till 2000 then we have RE boom computerized land records and socites also in pakistan we have each city own land record control and management athourity . for example islamabad have CDA karachi have KDA lahore have LDA . now most of paksitani land is computerized . street numbers plot # apartments and homes in planned areas and even unplanned . anyone can check land record online too . no one can change record in three computer servers at same time and its not even possible without bio-metrics .It happens mostly because people can’t differentiate between public and private land. some of my properties i have never visits since 5 years now .
world bank have given help to punjab for computerized the land records .its mostly transparent now . mostly i heard now disputes over farm lands and distribution issue after death of head of family . but its also getting better as everything getting digital .

my brother we have an issue here in 80s and 90s then a new mafia emerge from dust with different names like DHA BAHRA AMAAR EIGHTEEN MULTI . gov was very slow to developed and create RE so private sector took over and they are very powerful people with huge money and no taxes . started by DHA defense housing authority as private company . all of the management is from armed forces retired and serving . they are operating in 8 major cities of paksitan . then we have bahria town . they have 160000 employees and hundreds of them are ex generals brigadiers and high rank officials from civil service bureaucracy etc . same apply on other companies like multi /pak-chian group /arif habib /eighteen/emaar of dubai etc . they also copy business model of DHA BAHRIA . now tell me whom have balls to encroach the land or apartment which is being guarded managed and developed by such thousands of powerful people ? . we have total different system here .RE tycons in pakistan have major clints of pakistanis like me whom sitting away from country . they know very well if costumers loss the trust once its will destroy their business . security is their first priority . even there is no robberies and crimes in gated socites they have own security force CCTV and walls around it .thousands of apartments plots shops and even full palazas villas owned by oversease paksitan here and no one touch them .they are cities with in cities now .There are computerized land records in India too. I don't think this is that easy. I have property in Karachi, it's been illegal occupied now. No hope, No police action. i know this guy personally this plaza is owned by him he is sitting in France he named his building PARIS HIEGHTS.he visit sometime pakistan . there is small office his cashier take care of rent collect rent and manage building .
