Projects like Bahria Town ‘are atom bombs for the poor’

All are same in this ocean.. if you want to live, you have to know swimming or life boat (Which own by people like him)

Some other Pakistani departments who's Management staff taking their salaries in several lakh and lower staff in 5 or 6 thousand.

If your country was a place where things worked within the laws then Malik wouldnt have to use those tactics. I doubts he pays pennies on the dollar for the land, a land that was increased in worth only after he starts buying. Do you think someone will pay hefty price to that barren useless land where Behria Karachi is being developed..

Exactly, many people crying about land price only do so after Bahria town is established.

Stupid logic, land is purchased from the land owners to build these satellite towns.

behria town should not be an extension of Karachi. It should be a new city with it's own adminstration and police.

most of these so called poor goth and villages are actually living on occupied land for generations and have no title deed or organised planning of their space...in reality ...poor people job is to always cry...i dont know how much truth is this but I heard Bahria Town always subsidized some housing space for the displaced people..

Even if Bahria provides excellent services, and is twice as benevolent as people may claim. The negative consequences and the threats it carries as an entity can't be negated because they necessarily result from the essence of its existence.

If Bahria grows as big as we all think it will, it will have a massive monopoly on real estate, land and ALL commerce and economic activity within its confines. Residents, surrounding non-residents, especially local but also federal government will be very beholden to its interests. There will be social, economic and political costs. And a few times now I've looked around for resources on the impact of Bahria and other such entities on Pakistan at large, I've found little to nothing, and no considerations with reference or detail. On the political costs, developments like these need to be very stringently regulated, however, they may already have acquired enough political capital to challenge governments, local authorities are pipsqueaks or non-existent in the first place.

If you want to look at gated communities, land/property monopolies elsewhere, yes they do somethings for their customers that gives them their hold on the market. But it never comes without a cost, and Pakistan is sleep walking into it without a second thought. The causes of the rise of these sort of places range from foreign investment to failure of local government.

These sort of projects will always carry consequences, and as benevolent as it may seem to you now, what you're seeing isn't just a string properties and a community, but also a corporation at the end of it, that has no obligation to the public besides profit maximisation. It will also bleed its own residents dry to achieve that purpose, even to their detriment.

I know I'm being vague here, but quite honestly, this is not my area of expertise and there are very little resources around as I said. However, I am quite certain that this is a major issue that is largely being ignored.

I would like to see developers like MR focus more on low income/middle- class housing projects instead of huge bahari town projects which cater mostly to the wealthy class.

We should discard Internet because it caused the decline of Postal service and thousands of families loosing their livelihood.

Land Transfer is commerce, as a purchaser you can offer a $$ value to the owner and buy the land provided the Land purchaser has proof of owener ship and Deeds that they rightfully bought the land

Then then transcation is 100% legitimate

If anyone has issue they should take and proof the deeds are illegal or the authorization of the land to people was incorrect in court.

Bahria town like projects are fantastic development program to help develop the middle class structure in safe managible society.

1- Land was rightfully aquired
2- Court approval was attained (Normally property transfer documents)
3- Receipt of any payment issued

I personally believe 70% of Karachi has to be demolished and reconstructed

It is called managed society and planned development I know it is tough for some folks who are used to chaos but it has to be done

There is a market for

a) Rich
b) Poor
c) Middle class

Depending on what you do for living (Job) etc then you live in residence according to your means
If there are developers worried about the development community they should buy land OUTSIDE of city and develop new programs for affordable housing

Why do every one have to live in crowded Ghettos

  • IF YOU HAVE NO DEED
  • IF YOU HAVE NO DOCUMENT OF LAND PURCHASE
  • IF YOU HAVE NO LEGAL PROOF OF OWENERSHIP

Then I am afrad your case is weak


This type of development Karachi / sindh users are used to are called GHETTOS

All these developers crying about Bahria Town should ask themselves what did they achieved b their own form of development all they made were Ghettos , leaving buildings with no paint
No concept of management , and damaged streets and just cheap development standard

  • Professional Management company to buy land and develop it with modern principles for city is a idea used world wide in developed countries

World wide Developer companies buy large neighbourhoods and construct societies and these are marketted and sold as a Unit to interested people who want a certain life style

The Ghettos have developed due to land mafia illegally selling land to certain people and lack of governance in Karachi

The Ghetto neighbourhood models have caused managing inflow and outflow of traffic and no development of streets and sinage or even correct water supply
