Is Saigon the next Beijing or Shanghai? Vietnam ranks high on Juwai’s top 10 countries to invest

HK is too small in size with dense population. Vietnam is larger. There will be no price explosion. Besides we will create more lands when reclaiming the seas. Not to forget we can move parts of population to a future indochinese Union.

Not possible, environmental problems, cost, etc. it will only create land for people like 1-2 millions, but not for tens of millions.
the price of land has less to do with how much land you have, it's more like city management, and bureaucracy.
China face similar issues, hard to resolve.

Exactly, it has little to do with the amount of land but the vested interest of the property owners who make up more than half of the population.

China is the major factor. Most vietnamese want higher prices and more restrictions for foreigners. Speak building barriers for Chinese. Otherwise we will see more property to be owned by chinese buyers. There is a huge influx of chinese money into property. We think so: the higher the prices the lesser they come. In contrast Vietnam government wants to loosen restrictions.

Otherwise we will see more property to be owned by chinese buyers. There is a huge influx of chinese money into property. We think so: the higher the prices the lesser they come. In contrast Vietnam government wants to loosen restrictions.
As I know,most Chinese investor just buy property and then rent it out, because rent-to-sale ratio is much higher than China.
In other words,Vietnamese youth is paying for the high rental not match the economic level.

China's issues is the govt want to keep enough arable land to keep a higher food self-sufficiency rate.
Don't know wether VN has the same issues.
With the development of agriculture, in future maybe China can release part of arable land.
For example, the development of seawater rice, makes tidal-flat can be a substitute of arable land.

Bombay I guess.

HCMC would be a good candidate for the next Indian Supa Powa movies. If HCMC appeared in the Bollywood movie as the next Bombay or Hyderabad, than Vietnam’s time has come.

But instead of white servants, you will see Chinese servants, play by Vietnamese extras, of course.
