Investing in Pakistani property, safe?

It was actually the Sikhs, who feared Hindu political power of Haryana and Himachal that they separated themselves from the two regions. In Pakistan, there's a strong demand for a Seraiki and Hindkowan province, but the government is afraid that it would start a storm in Karachi, where the biharis are demanding Karachi to become their own province.

Sikhs wanted a Punjabi sooba where Punjabi language would become the standard language of Punjab instead of Hindi. So Sikhs proposed a Punjab where all Punjabi speaking areas would form this new sooba. Unfortunately when it was made, a lot of Punjabi speaking lands were given off to Himachal and Haryana by the Central government in Delhi. Even our capital city Chandigarh was snatched away and became a Union Territory. This resulted in Punjabis launching various movements to get back those lands. When nothing was being achieved, this resulted in frustration and violence. Of course there were other factors which also contributed to violence, but it all started off with breaking of Punjab territory in the 60s.

Bro just keep your side of Punjab as one. Take the example of what happened in Indian side of Punjab. Splitting Punjab causes more problems than it ends up solving.

Well it may create social problems in the future if their is no integration but you can't stop immigration from other parts of your own country so here i have to disagree with you....it would mean the end of the federation
Plus Pukhtoons do adapt to local culture !
What are you thoughts on may be Pindi being made part of Islamabad or maybe considered a federal area
Already it is almost surrounded on three sides by Islamabad!

Yeah they normally become friends with the locals, but even in case of integration, a Peshawar like scenario would be nothing short of an invasion and might lead to an ethnic war(which I don't hope so).

As for making Pindi a part of Islamabad, it might start nationalist movements all over Potohar. The nationalist movements in Sindh(including Sindhudesh) and Balochistan were made after the one unit scheme. It would face strong resentment from all Potoharis. Islamabad encroaching upon Punjabi land has put many locals off already. Like new Islamabad airport was clearly built outside the ICT. Nawaz also tried to integrate Rawat into ICT. I think this over-expansionism is highly condemnable. It's like the local people are not being asked if they're ok with their lands being urbanized, and settled with outsiders like this. That's a major problem with Pakistan, we treat our minorities like dirt. Due to the similar phenomenon, we see how some Baloch feel threatened by Gwadar. As for new Islamabad airport, it was deliberately built in Punjab land for a lot of land near the airport was bought by the chaudharies of Gujrat. Like the greed of Pakistani politicians is unsatiable. I hope they won't make low price housing society all around the new Islamabad airport. The business of illegal, substandard housing schemes should be regulated and stopped immediately.

I saw more pakhtuns in Rawalpindi then anywhere in Islamabad. But as you said unless they are Afghanis then nothing can be done. Even in central punjab cities 30-35% of people are non-central punjabis.

Man countries with populations of 5 million have multiple provinces and administrative units. In Pakistan, Punjab has a 90 million population, yet governed as a single administrative unit. As for Haryana taking Punjabi land in India, it's the greed man, nothing else. The people of sub-continent are very greedy in general.

Yeah checking movement defeats the purpose of a country, but I think there should be a limit on who can buy agriculture land. I think there should be an amendment which makes it illegal to sell agricultural property to non-provincials. Such laws exist in some Indian states like Himachal Pradesh. A law like this would respect the land rights of different ethnic groups in the country. I think freedom of property ownership should only be allowed in metropolises like Lahore, Peshawar etc...

As for Pakhtuns, they're mostly present in Tarnol, Bhara Kahu, I-10, I-9, G-15 etc. The earlier migrants are quite well integrated, with a lot of them having forgotten pashto altogether, but Islamabad's reputation for rich people have attracted a lot of criminals lately. It's the Afghan kaafirs mainly who ruin it for everyone. They have made their bastiyaan in even Mirpur of all the places.

And do you think no potohari have moved to other part of Pakistan to buy land? Islamabad was made 50-60 years ago, if Potoharis didn't want others to buy land there then they should have protested. Islamabad is federal city and was build by federal money which is basically taxes collected from all over Pakistan.

I am sure people in South Punjab will not mind modern city like Islamabad. One can say Ayub Khan who was hindko pashtun made Islamabad between potohar in punjab hazarawel in KPK region for his own greed.

Read my message again. I said in a metropolis it should be allowed, but not in a place like Chakwal. I think agriculture land shouldn't be up for sale to no-provincials. Only residential and commercial should be. And I think all zones outside of big cities should be considered agricultural.

The land mafia is strong in Pakistan and is secretly backed by the police and political leaders. One of my friend that I met in Canada, told me that he bought land to build his house in Karachi suburb. Then he was working two jobs to save money to build a house. After few months when he visited his land he found that it was occupied by shanty jhuggis. When he told these people that they have occupied his land they made cell phone calls. Soon some people showed up with guns and he was threatened and told never to come back. The whole neighborhood has became illegal settlement. Land mafia sold the land to buyers then the mafia brought in other people, charged them rent and settled them on the land. They collected twice and paid off the police and political leaders. You cannot even go to court since you are threatened that you will be shot.

Do you think anyone from outside buys land in rural areas? And for what? To settle down in pind? does not make any sense. People think twice before investing in housing schemes in cities let alone rural areas.

Eventually as population grows Rawalpindi-Islamabad will keep expanding and more rural areas will comes under it. It will make those lands worth much more which is good news for rural people. As long as qabza mafia is kept at bay which is problem all over Pakistan.

Yeah they buy rural property to convert it into cheap, third grade housing societies. Islamabad/Rawalpindi is a mess because of that, with some people making trashy housing schemes as far as Rawat. Rawalpindi also gets treated as a stepchild by successive Punjab governments. The land mafia situation in no other Punjab city is as bad as it is in Pindi. Even SSP was brought into Rawalpindi by the land grabbers.

And as I said, Chaudharies and Musharraf's cronies bought huge swathes lands near "new Islamabad airport" despite it being in Punjab. The outsiders' greed is unsatiable. After all, they don't feel any connection to the land or anything. And Pindi absorbing rural areas is fine, but I think Islamabad shouldn't be added with more Pothwar land.

I know someone that bought property on the outskirts of a city but after a fee decades a large shanty town developed over it and the investors had to build a wall to keep people out. If you buy property and you want to wait for it to rise in price then the common thing people do is build a wall around it put up barbed wire and fill the inside with thorned bushes.

It would really help if you have some relatives who can keep an eye on things.

If by property you mean Land, then its the best and safest investment. Land prices continue to appreciate irrespective
Of economic conditions. Price of property is linked to the land prices.
It mostly appreciates but not always.

real estate is a top performing sector in Pakistan but the issue as you out-lined would be the courts - especially when property disputes are concerned

and yes, - land mafia is a powerful force.....jerkoffs if you ask me

Guys what about Singhar housing scheme? They're selling plots for relatively cheap and Gawadar is bound to be booming soon.

Anyone have experience or know about purchasing plot there?
Why don't you invest in equities. This way you are contributing directly to Pakistan economy. May be some part like 10-20%. Rest to plot in good area where your investment is safe. You should not expect best returns sitting overseas. High risk high gain. You should not take risk.
Don't buy agricultural land or something in Peshawar gwadar etc. Buy plots in good cities or suburbs like Islamabad Karachi from reputed builders or some defence area.
If I was in your place then I would have bought a plot, in a good city like Lahore suburbs, Karachi suburbs from a reputed builder having clean image and after checking how they ensure safety of investment. In India many NRI buy plots from good developers or govt authorities and never face a problem.
